Frequently asked questions
Which LPR does my mortgage use?
Loans longer than five years are priced on the over-5-year LPR, shorter ones on the 1-year LPR. Your rate is that LPR plus the spread in basis points written in your contract, reset on the repricing date.
How is a combined loan calculated?
The commercial part and the provident fund part are two separate loans with their own amount, rate and term. Each month you pay the sum of both installments, which is what this page shows.
Is it better to shorten the term or lower the payment after an early repayment?
Shortening the term saves more interest; lowering the payment keeps the end date and eases the monthly budget. Banks may set a minimum amount or a waiting period for early repayment.

How the China mortgage calculator works
This calculator is for home buyers in China who want to know the monthly payment of a mortgage (房贷). Choose a commercial loan (商业贷款) priced on the loan prime rate, a housing provident fund loan (公积金贷款), or a combined loan (组合贷款) that uses both with their own amount, rate and term. Amounts are typed in units of 10,000 yuan (万元), as banks quote them, and results are shown in yuan. Pick equal installments (等额本息), where the payment is constant, or equal principal (等额本金), where the payment starts higher and falls every month. You can also simulate an early repayment (提前还款) and see the interest saved when you shorten the term or lower the payment.
The monthly rate is the annual rate divided by 12. The commercial rate is the LPR plus the spread in basis points of your contract: the 1-year LPR of 3.00% for terms up to five years, or the over-5-year LPR of 3.50% for longer terms, both published on 20 October 2026. Provident fund loans use the People's Bank of China rates in force since 8 May 2025: 2.1% up to five years and 2.6% above for a first home, and 2.525% and 3.075% for a second home. Equal installments use the annuity formula; equal principal repays the same principal every month plus interest on the balance. A combined loan is the month-by-month sum of both schedules.
Example: a commercial loan of 1,000,000 yuan at LPR 3.50% minus 45 basis points, which is 3.05%, plus a provident fund loan of 600,000 yuan at 2.6%, both for 30 years with equal installments. The first monthly payment is ¥ 6,645.09 and the total interest is ¥ 792,233.89. Limitations: the rate is assumed to stay the same for the whole term, so later LPR repricing is not modelled; city rules, down payment ratios, fees and bank policies on early repayment are not included, so confirm the figures with your bank.
