Frequently asked questions

Why are they called notary fees if most of the money goes to taxes?

About 80% of the frais de notaire of an existing home are transfer duties collected for the département, the commune and the State. The notary's own regulated fee (émoluments) is usually around 1% of the price.

Why are fees lower for a new home?

A new home sold by a developer is subject to VAT, so instead of the transfer duties of about 5.8% to 6.3% only the land registration tax of 0.715% is due. Total fees are usually 2% to 3% of the price.

Which départements apply 5%?

Since April 2025 the finance law allows départements to raise their rate from 4.50% to 5% until 31 March 2028. On 1 June 2026, 88 départements applied 5%; Indre stays at 3.80% and a few remain at 4.50%. First-time buyers of their main residence keep the lower rate.

Can I deduct the furniture from the price?

Yes. Movable furniture (kitchen appliances, furniture) sold with the home is not subject to transfer duties if its value is reasonable and listed in the deed.

How the France notary fees calculator works

This calculator estimates the notary fees (frais de notaire) of buying a home in France, either an existing property (ancien) or a new one bought from a developer (neuf, VEFA). Enter the purchase price, choose the département and say whether you are a first-time buyer of a main residence. The page adds the transfer duties collected for the département, the commune and the State, the regulated notary fee with VAT, the property security contribution and an editable estimate of formalities and disbursements. It is meant for buyers who want to know how much cash to plan on top of the price.

For an existing home the departmental rate is 5.00% in most départements, 4.50% elsewhere and 3.80% in Indre; first-time buyers of a main residence are exempt from the increase (finance law 2025, art. 116). To it come the commune tax of 1.20% and a 2.37% State collection fee on the departmental tax. For a new home a land registration tax of 0.70% plus 2.14% of it (0.715% in total) applies to the price excluding VAT. The notary emoluments are 3.870% up to € 6,500, 1.596% up to € 17,000, 1.064% up to € 60,000 and 0.799% above, plus VAT of 20%. The contribution de sécurité immobilière is 0.10% (minimum € 15). Source: DGFiP table of 1 June 2026; notary tariff renewed until 29 February 2028.

Example: an existing home of € 250,000 in Gironde (5.00%) with the default disbursements. Departmental tax € 12,500.00, commune tax € 3,000.00 and collection fee € 296.25 make transfer duties of € 15,796.25. The notary emoluments are € 2,394.75 plus VAT of € 478.95, the security contribution is € 250.00 and the disbursements estimate is € 1,200.00. The total is € 20,119.95, or 8.05% of the price. Limitations: the notary's final statement prevails, and mortgage, guarantee and co-ownership costs are not included.
